5. Develop new partnerships.
iii. Q&A
1. Agency Member M. SMITH & Vice Chairperson C. McQUEEN –
applauded.
2. Agency Member FOX recalled that she had volunteered with ANR
for several years. She said that she is loving to see the
transformation of the youth over time.
3. Agency Member BROWN said that looking through the
documentation, he saw that approximately 20 Diamond Square
students were being served. He asked Ms. McLaughlin where are
the other areas students are coming from? Ms. McLaughlin replied
mainly from District 2, the Fiske Corridor, a few from Rockledge,
maybe 3; basketball breaks out differently. Leadership program,
includes District 2. Fern Street. Youth Employment Training.
Staff of four and depend on volunteers. Agency Member BROWN
asked if Ms. McLaughlin had done the value calculation for
volunteers? Ms. McLaughlin replied that she would love to have
that calculation, however, she has a challenge getting the
volunteers to fill out their timesheets.
4. Chairperson MOORE (via phone) said that she felt the use of
testimonials was an excellent way to show a fresh view on what is
being accomplished.
5. Agency Member ISOM said that while she appreciates the
statistics, she feels that she understands better now, having seen the
testimonials.
V. Action Items:
1. Request Agency approval of a Modification to the Alliance for Neighborhood
Restoration’s (ANR) Annual Contract (FY 2025) – Request for Modification.
i. Introduction. Director NEUTERMAN introduced the item. City Manager and
Director discussed and made following changes, minor, but, important:
1. Scope of Services. Services in DSCRA, rather than kids only from there.
Surrounding areas.
2. Goals: decreased goals to numbers that are modified to match lower
number;
3. PAL sports and athletic – instead of just basketball; for example – new
Cheer. Allow to add new programs.
4. Law Enforcement and Youth mentoring.
5. Job locations, instead of descriptions as well.
6. Monthly report reflects the modified report to match and simplify process.
7. Modification – seeking approval tonight.
ii. Discussion.

*MOTION to approve by Agency Member BROWN; SECONDED by Agency Member M.
SMITH, as written.
AYES: MOORE, McQUEEN, BROWN, FOX, ISOM, A. SMITH, M. SMITH.
MOTION PASSED UNANIMOUSLY (7-0)
2. Request Agency approval of a Resolution to the FY25 Budget, BAF # 25-018-A,
in the amount of $47,735, to adjust for the TIF – Actual vs. TIF - Projected.
iv. Introduction. Director NEUTERMAN introduced the item.
1. Every year in March and April we Project TIF. The
payments are property taxes in November to County.
December and January – actual numbers received by
Tax Collector. These payments:
a. City of Cocoa Taxes – steady
b. County - taxable value
c. District IV - taxable value
2. 95% of value is what we receive.
3. This is a decrease, on average, based on revenue
projections.
4. The Five Homes were not on tax roll yet - that starts
next year, - which should help us.
v. Discussion. Vice Chairperson McQUEEN asked, are these last year’s
numbers? Director NEUTERMAN replied, yes. These come from the DR-
214 form, which they estimate in March, is what we base our budget on their
estimate from the County. November, people pay property tax late or don’t –
we don’t get reasons why, we just get the calculations where they arrived at
these numbers. We have a $150k Cap. This is the first year we exceeded.
County kept. We anticipate every year exceeding the cap. Vice Chairperson
McQUEEN asked if the Cap be adjusted? Director NEUTERMAN replied
that it can, but, that is a conversation between the City Manager and the
County Manager.
vi. Vote.
*MOTION to approve by Agency Member M. SMITH; SECONDED by Agency Member A.
SMITH, as written.

AYES: MOORE, McQUEEN, BROWN, FOX, ISOM, A. SMITH, M. SMITH.
MOTION PASSED UNANIMOUSLY (7-0)
3. Request Agency approval of a Resolution to the FY25 Budget, BAF # 25-028-A,
in the amount of $32,500, to true up the funds for the UpStart Diamond Square
account.
vii. Introduction. Director NEUTERMAN introduced the item.
1. Start “truing-up” budgets from budget adjustments
2. Rolled over to this year from last year, true up for other
accounts to discuss at next meeting. To allow UpStart
Grants.
viii. Discussion. Vice Chairperson McQUEEN asked how many grants does this
allow for us to assist? Director NEUTERMAN replied that it could help 2-3
depending on what they ask for. Remember it is a 3-year grant cycle, so you
may get $2,500 for year 1, $7,500 for year 3, additional dollars could be
allocated too. It is highly dependent on how much an applicant uses, based on
what is brought to the Agency from the UpStart Committee. Vice
Chairperson McQUEEN asked how many applications so far? Director
NEUTERMAN clarified that she receives them from the UpStart Committee,
which is who reviews them. She is not on that Committee. However,
Chairperson MOORE is serving on that Committee.
ix. Chairperson MOORE said that the Committee would be meeting soon to
discuss possible applicants, specifically for Diamond Square. Because,
remember, the applicant can choose Cocoa or Diamond Square. Then, after
the Committee reviews them, they will come before the Agency. Coming
soon.
x. Vote.
*MOTION to approve by Agency Member M. SMITH ; SECONDED by Agency Member
ISOM, as written.
AYES: MOORE, McQUEEN, BROWN, FOX, ISOM, A. SMITH, M. SMITH.

2. Staff is currently reviewing, then will bring to the Agency for

3. After that, the Agency will get the FINAL Plan for approval. Final
Draft Mid-Summer: CRA, P&Z, Council.
v. Upcoming City Office Closures
1. President’s Day Holiday - Monday, February 17, 2025.
2. Other Questions:
i. Agency Member BROWN asked about the status of the property next to the
Rose Garden Apartments on Rosa Jones . Director NEUTERMAN
explained that those parcels have reverted back to the City , because they
were not developed within the timeframe set forth in the agreement. That
agreement was signed back in 2014. ( Agency Member BROWN w ants a
copy of that agreement).
ii. Chairperson MOORE asked for clarification: this is the property located on
Rosa L. Jones Dr. The two acres next to the Rose Garden Apartments. So,
the agreement contained a “claw back” provision to revert the property back
to the City. Can the City revert it back to DSCRA? Director
NEUTERMAN said the City Manager would have to discuss that.
Chairperson MOORE wants Staff to explore that possibility . Director
NEUTERMAN said that she will relay that desire to the City Manager.
Chairperson MOORE asked if the City has any plans to develop that site?
Director NEUTERMAN replied that the City does not have any plans to
develop that site at this time.
iii. Vice Chairperson McQUEEN asked if there is a plan for that property?
Director NEUTERMAN replied that there is not. An RFP would have to
be developed based on usage (property is zoned Multi-Family).
iv. Agency Member A. SMITH asked if there are other CRA properties?
Director NEUTERMAN answered, no.
v. Agency Member BROWN commented that “someone dropped the ball.”
vi. In addition, Agency Member BROWN complained about the lateness of the
agendas and that despite them being available digitally, that the Agency
Members prefer paper copies. Director NEUTERMAN apologized and said
that Staff would make a concerted effort to get the agendas out sooner, while
also reminding the Agency Members that we have to wait for all approvals
to come through, which sometimes is a significant challenge.
vii. Chairperson MOORE asked concerning the Maj. Sweetwine sign – did the
picture change? Director NEUTERMAN responded, that yes, she is now
wearing her uniform, as requested.
VIII. Next Meeting Date:
The next scheduled meeting of the Diamond Square Community Redevelopment Agency will

Transcript Partial transcript
Machine transcription of the meeting recording. The words are the recognizer's, except where a passage is marked as corrected or machine re-recognized; most have
not been checked against the audio, so words, numbers and names can be misheard.
It describes what was said. It cannot establish who voted how, an amount or an outcome — the City's
minutes do that (above).
A time links to its passage, and “Copy link” copies that link. “▶ Play” opens the recording at that moment, as the City's file, in a new tab.
236 suspect passage(s) marked in place; inspection incomplete: language review.
How this transcript was made. New machine transcription of the whole recording, with 17 voices separated from the audio.
17 short machine repair(s) (18 word(s)) are labelled in place, with the original words beside them: an ordinary word was replaced only where two further machine readings agreed on a different one.
Checks run on this transcript: the recognizer's own warning signs and whether a voice was detected where the words are. Not completed: language review.
A second, independent machine reading was compared with it word by word: the same words for 94.1% of 11,355 content words.
Dotted words (228 places) are ordinary wording differences: hover or tap to see the other reading.
236 passages (21% of the words) are marked suspect: their words are not shown ("unclear audio") and support no statement: numbers, amounts, negation or names differ; the language review questioned them; or no voice was detected there.
Agreement between two machine readings is not verification.
Inspection is incomplete: language review.
Speakers were separated by voice. A plain name rests on evidence tied to that voice; “provisional” is a name from an earlier text-only pass and is not verified; “Speaker N” is an unidentified voice.
All right, everyone. Welcome to the Diamond Square meeting on tonight for January 27th. We are going to call to order. All right. I was asking if anybody wanted to do the invitations, but I guess that will be me. So for the invocation, can we all please stand and bow our heads? Precious God, we just want to give your name the praise, the glory, and the honor. We want to thank you for this day that you have blessed us with. We thank you for this opportunity that we are gathered here today. Lord, we just ask for your wisdom. We ask for your knowledge and understanding as we go forth in this meeting. We ask that there will be a spirit of unity in this place, that you will begin to download your wisdom and understanding to us, helping us to bring change and continuous change to this community. We thank you for each and every person that is here, and we just ask that you would bless it and bless them. In Jesus' name we pray. Amen?

anywhere else at school or other organizations. We've been on this track trying to provide opportunities for young people simply because there's just not enough resources available to them. ‸ There are not enough people, volunteers, who are willing to mentor and work with young people. So that is the driving force behind what we do here in Diamond Square is to provide those opportunities. And we do that in several different ways. One, of course, is through the Cocoa Police Athletic League. We have several programs starting with the one program everybody loves, which is basketball. We have about 64 youth on an average year

And I got the position of the girls basketball coach. At that time, the girls basketball players pretty much were very low skilled players. And we wanted to find a way that we can work with the players doing not just during the school ‸ season, but during the off season ‸ and during the summertime as well. And I

Because, you know, at first it was starting to help me out with homework and now they're helping me learn how to be a better person for the community and be an actual sophisticated young man. ‸ I think that they are a very good program for your kids because they help your kids out in very ways that some people can't reach them through.

also have after school programs. Those also bring in and supplement what kids may not be getting in school, such as gardening and arts and those kinds of programs. We have youth leadership. We just ask that those of you who would love to support us, love to volunteer with us, to come out and join us because this is a mission that we want to continue. ‸ Thank you. You're going

Okay, we can move to the next slide, which is about the mission. We have a mission statement that's, I think, really appropriate for the work that we do. And we'll just read it together, which dedicated to fostering community growth and well-being, we provide resources and support to uplift underserved populations, ensuring a brighter future for all. Our mission is to create lasting impact through compassion, collaboration and empowerment. We believe in the power of community to overcome challenges and achieve remarkable outcomes, inspiring hope and resilience in every individual we serve. I stand by that. And I'm sure the board does as well.

And we will continue throughout the year with various events to mark this 25 years because it's been a long journey. And we've had many successes. And of course, we've had many obstacles. But I would say all in all, we've been pretty successful. This is a picture of our board of directors. We were at a retreat. So some of them are here tonight and I'd like to have them stand. Our chairperson is Sean Black, Mr. Rick Davis, and Lieutenant De La Torre.

And we don't know where Summer is, but her auntie is here and Summer was supposed to be here. Did I miss anyone? And Mr. Mack, who is a volunteer. ‸ Getting to the meat of our program and the direct program cost, which we've had many questions about. Our youth leadership conference, which takes place ‸ in the summer, costs about $809 per kid. And this past year, seven Diamond Square youth
Flag: numbers, amounts, negation or names differ between the machine readings · 00:18:11–00:18:18 · unresolved: the words are not shown (unclear audio); listen to the recording
That means it has to be paid on their behalf. And the youth employment training stipends. We had 12 Diamond Square ‸ youth who completed successfully $400 each for $4,800.
These program costs are indirect, but the way we accomplish our cost out for these is staff, of course, works to develop programs, implement them, outreach, and deliver them. And these are the costs associated with those programs. The afterschool program, which we cost out to be about $20 daily for 180 days. We've had 13 participants in the program.
had 20 young people participate in that program from Diamond Square for a total of $10,000. Basketball annual fees, $130 for 24 kids from Diamond Square this past year, $3,120. This year, we had to charge a minimal fee because we didn't have the funds. And I can tell you we had a lot of kickback on that because the parents

of 22 kids in the program. 12 were Diamond Square. And that has cost out to be $975 per kid for a total of $11,700 for Diamond Square. $71,620 is what we say our programs cost us to deliver to Diamond Square residents.

I'll get some. Thank you. You can move to the next one. Number of kids participating. We do not have a Kids Strike program, so there may be a few streets that we've missed because we had to do this. We had to collect our stats manually.

basketball 64, youth employment 22, youth leadership 16. Now these are totals including Diamond Square, total of 158 young people we served last year. And we're already far exceeding those numbers this year already in just one month because we added a program which is cheer and we have 20 plus kids in that program plus over 60 in basketball and another 18 in our youth leadership program. So our program highlights for the year. We talked about the youth served 158 youth through the five programs and special activities. We also provide those kids with meals through the Second Harvest Food Bank. But of course in order to provide those meals we need to increase our numbers right now in after school which is what we're working on. So ‸ we're working diligently on an outreach program which includes social media, inviting parents out to all of our special events, which we've had two this year so far with Community Day and then this past Saturday we had our kickoff for this year's basketball league. And I cannot, if you've seen the pictures anywhere, we had people falling out of the gym doors. And so it was a beautiful sight on one part of it and the other part was if something happened, where are the police? Okay, so another one of our programs, Lights On After School, which is another outreach program and a special activity so that we can introduce parents and young people to our programs and invite and encourage them to participate.

that we've been doing for years and it's ‸ an opportunity for young people, especially those that live in Diamond Square, to take pride in their community, get out and do what they need to do in order to help pick up trash, clean up. We find all kinds of things, tires, you can see

furniture. And so we start really early in the morning, of course. Mr. Larry goes out and tags everything for us to go, for the kids to go and pick up. So ‸ it's an effort and then we send Mr. Mack with his truck.
So Juneteenth is coming up and that is one event that we'd like to invite everybody to participate in. Because this event not only commemorates the end of slavery and it's a big part of our attempt at bringing cultural and history to our community. We also use it as a vehicle to raise funds for the young people to participate in the afterschool programs and in other programs, specifically though, youth employment training. Because those stipends for 22 young people with over half of them not coming from Diamond Square can get pretty expensive. And
We have some that may be making $600 because it's their second year. So we usually go into that or I go into that with a little bit of not knowing whether or not we're going to make it once we sign up all the kids, but we pray and somehow it happens.
Cocoa Police Athletic League we've already talked about after school. So we all know that the Cocoa Police Athletic League stands as the cornerstone program for youth services, offering juvenile delinquency prevention that supplies athletic and academic activities across the community. We secure our primary funding

career readiness, leadership training, arts, gardening, team sports, mentoring, African American history, STEM. So you can see that there is quite a bit for young people to choose from in order to participate with us.
So the funding that you all bring to the table, the funding that we get from the police department and from our supporters through sponsorships with the Juneteenth Festival, all of those funds go back into these programs because we're not charging fees. And when we do charge a minimal fee, like I say, we get a lot of kickback because we didn't start that way.

One of the things that we've done this year, we talked about adding to our programs ‸ and services so that we could enhance what we were doing and so that we could attract more young people to our programs. One of the programs is, of course, a mentoring program that will align us with programs and services with National PAL.
They'll be doing that with Ashley Martin starting this Saturday. And they'll discuss without adults like myself or Miss Sanja in the room, they'll ‸ discuss problems that they may be having and try to work solutions or get some advice about how to move forward. And some of those, you know, we all know what teenagers deal with. I've forgotten. It's been so long. But ‸ teenagers, their life is not as simple as it may seem. And a lot of people ‸ want to be dismissive about what they're facing. And for them, it's like their whole world may be falling apart. And we're saying, girl, boy, go do what you need to do, whatever.
So we're putting them in the room with someone who is in the early 30s. And that will be Ashley. And hopefully that will get us all that we need in terms of providing mentoring and resources to these young people so that they can participate in National PAL, which means
not on your dollar, on National PAL's dollar, if they do what we ask them to do. Finally, we have asked or we have hired the person that I told you all we needed to add to our staff, Daylon Sims. Stand up, Daylon. I know you're back there. Okay.
Daylon is going to be working with some of our hard-to-reach boys. And what I mean by that, and it's not a negative, these are some of the boys who come and they say, oh, we don't want to do art today, and then they leave. Or if they don't like something, or if they get mad at

program. They can come and they can go ‸ as long as they're walking in and they're walking out. You know, if their parents drop them off, that's a different story. So he's going to be doing some STEM programs and some different gaming programs with these young boys. Hopefully it will work because they are the most difficult group to reach between the ages of 8 and 12.

in summary, we want to share with you ‸ our ultimate goal is to enhance our programs and services for Diamond Square, children and youth focusing on academic enrichment, mentoring, character education, and career readiness in after-school and youth leadership initiatives. Our objectives will be to engage students and parents for after-school, youth leadership, summer programs, and basketball opportunities. We also want to find ways to use community resources to support students and families.

Staff, please action items. Number one.
Hi, thank you, Madam vice chair. Uh, the first requested action is to request agency approval of amendment number one to the Alliance for neighborhood restoration's annual contract for FY 25 and authorized city manager to execute the agreement. Uh, several months ago, city manager and I met with, uh, Miss McLaughlin to discuss the, the changes that she, and modifications she would like to have to her agreement. Uh, so we made those discussion topics and under the agreement, we came up with the following changes, um, albeit, uh, minor to the, to the agreement,
Flag: numbers, amounts, negation or names differ between the machine readings · 00:43:22–00:43:26 · unresolved: the words are not shown (unclear audio); listen to the recording
McLaughlin and her team to move forward in the process. Under the scope of services, we changed a statement that said that all services shall be located in the diamond square CRA. Previously, the statements read that only youth in the CRA could be served. And so we just modified it to say that all of her programs would take place within the diamond square CRA and service everybody within that area.
uh, getting children from this, that live in diamond square and are reaching out to other parts of the city. It's important to note that it's not just the students that are living within the sit in the diamond square area, but ‸ citywide that benefit.
fulfillment of the, uh, statutory requirements. Under the specific goals of the program, ‸ the numbers for the programs decreased slightly to meet the current participant numbers for the programs. And, and she noted those numbers to you, uh, in her, uh, presentation. And so we just modified those numbers to meet that.
as she noted that she has the cheer components now, and potentially she could add other types of, uh, sports or athletic programs. So instead of saying that she has to provide a pal basketball program, we're now saying pal sports and athletic programs, uh, because basketball may change. They not that it would, I don't think ever we'll ever lose basketball as it's one of the most popular programs in the pal network, uh, that, but we may add other programs now.
Uh, we also added a component, uh, to provide instruction to youth by the Cocoa police department to bridge the gap between law enforcement and youth, which is a national pal objective. So we wanted to make sure that we included that in the agreement under the reporting requirements. We modified the monthly reporting requirements to only require the job locations and hours worked for each month instead of having to provide job descriptions and, uh, of each person and titles of each person working. Uh,
We know who the, who the workers are. And, and as long as we have the, uh, the names and the hours were, we're going to be satisfied with that. Uh, the month of report does reflect the changes made in the modification to simplify the reporting process.
activities and added that to the monthly report. So all she has to do is just add what activities they, they completed under youth employment training or the afterschool program, um, in order to simplify her process. And so staff has provided you with the agreement as modified amendment number one. And we ask that you approve the amendment number one tonight, uh, in order for us to, uh, bring it back for signature and authorize the city manager to execute the agreements.

be bringing you additional troops, probably at the next meeting for other budget adjustments that are made. So at this time of year, we we tend to adjust those numbers ‸ based on what we've rolled over from last year's budget into this year's budget to to make sure that the numbers are correct. And so this is in regards to the

in subsequent years when the budget was not spent. And so we are moving these budgets into our current grants and aids in order to accommodate upcoming diamond square upstart program grants that we will potentially be awarding in the in the coming months. And so we're asking for approval of the budget

for for them to use for the programs that they are working on. And then additionally, there are additional dollars that can be used for the program funds. So it is dependent on how much each applicant uses. They may not use all of the money. They may not need all of the money. So we budget based on what is brought to us by the upstart committee. So once the upstart committee reviews the applications

which is the training that they take through the Florida Institute of Technologies program, that is an automatic expenditure out of the diamond square CRA.
Uh, the applications will be brought to the agency for approval. So you will be you'll be the ones who will be selecting them based on the recommendations of staff. I'm not on the selection committee. So I. Okay. I do not know who all of the applicants are. Okay. Thank you.

Just know that the dollars that are being used in this program are specifically for diamond square. So they the the who will be receiving this will come before the board. So you'll be able to ascertain who those business.

which will be a two-sided sign and once I get those prices I will be bringing back a request to the agency to cover cost for that based on the request ‸ so I know that they had spoken at the last meeting about it, and she just dropped off the final drawing, but she doesn't have the the final cost yet from the proposal so once we get that final cost I'll be bringing it to the next meeting and asking for support to cover some of those costs to help Habitat get that sign put ‸ installed. Other than that, the other reports we have is if you have not been to the Harry T Moore Center with
the replacement of the windows and doors has been completed. They are beautiful. We are excited to have the new windows and doors in there. Number one, they are going to help with the energy efficiency of the building. We are working on getting pricing to ‸ install new window coverings on there to keep the remove the blinds that are currently in place and add new window coverings. So ‸ public works department is working on getting proposals on what type of window coverings will be accepted by the state because it is a historic building. We do have to get approval of anything that we add to the structure. So we are working on getting those and we'll be bringing some information back to you once we have taken care of that purchase. But we want to protect the windows that we have and we want to protect what's inside the building.
some light to help shade some of the artifacts that are in the museum area especially from the outside Sun that is beaming inside so so that's what the purpose of the the window coverings are. But we're very excited to have

complete those windows and doors. and And so because each one was handcrafted, they're all made out of wood and each one had to be handcrafted it per the size of the window and and fit into the window exactly. So these were not windows you purchased at Home Depot they are they were built in a ‸ facility over ‸ Orlando and by an actual wood artist who does this for a living. And so they they really took it took a lot of time for them to build each one and and get them to fit into the windows. So we are very excited to have that finished this has been a battle
to renovate the entire building since 2016. And so we're very excited to say that we finally have completed the renovations thanks to grants from the State Department of Historical Resources and some federal grants as well So we're we're excited about this and thrilled to be able to showcase it. If any of you would like to tour the facility, please let us know. and We'll be more than happy to provide you with a tour so you can see the windows. But obviously you can see the windows from the outside you can go up to the building and if
doing their after-school program, they would sure love for you to be there to help volunteer as well. And and do some programs with them. the we are still

the draft plan. Staff are reviewing the draft plan right now. Once we have completed making all of the changes to the drafts, we will be bringing it back to you and we will be having a public meeting to discuss the the plan and the plan updates. And so you will be able to have an opportunity, multiple opportunities for input on the final plan before we have it approved by the
look for that to happen probably April April May timeframe once we have done all of the reviews and and made all of the adjustments. And then we hope to have a final draft midsummer for for everybody for approval. And there's a
Not only does it go before the CRA it has to go to planning and zoning to ensure that it meets comp plan. Changes, any if there were any comp plan changes. And it also has to go before council so the final plan will go before council both the diamond square CRA and the

right madam vice chair I have two questions yes sir I think it was in the December meeting when the city manager was here and I asked about the property next the rose garden and I think he said it's no longer diamond squares property that is correct What happened to it?
In the agreement with the city in the Diamond Square, it actually said that there was a time frame that the diamond square CRA was supposed to develop that property and if not then it reverted back to the city

an agreement between that the city had conveyed it to the diamond square CRA I believe in 2014 rough in that timeframe and there was a note in that agreement that said if ‸ the CRA did not develop that property within a certain timeframe that it would revert back to the city
I mean I think as a board we need to explore that since we were not fully aware of the loss of property then I think it's something that we should explore with the city manager
part of everything we do but this is this is an opportunity that we surely didn't know that we were about to lose so I just would like to see us explore what is

reference to that is I remember asking in several meetings about what they were doing with that property, and they told me they had contractors coming out.
No, we have to do an RFP we can't do anything with any property in the CRA without an RFP first so there's no contractors coming out I don't know you're talking about the Rose Garden apartments have contractors going out and doing repairs to those apartments not to the vacant land because I was
So my question is, if we if we were to get that land back, is there a plan for that land other than it's just sitting there or a plan for that property? What are we gonna ‸ put there if they do decide to return it back to us

like somebody dropped the ball on this issue because that property should not have ever went back to the city. And it was our property. We were thinking it was all our property all alone

if we don't get the approvals in a timely manner, then we don't publish the agendas in a timely manner. So that is something that we clearly are always working to improve that process. And we will ‸ do our best to improve that for the next meeting.
